I think that when we see rates drop down to about 5%, we see those sellers start to come out of the woodwork because even though that 3.5% interest they currently have looks great, a 5% interest on their dream home or next step up is a lot easier for them to swallow than a 7%.

Well, the Managing Member, the SOB, upon a receiving a large capital gain from sale of property [a §1231 gain] took the unusual and selfish step of grabbing most of the proceeds [damn the OA], and for good measure allocating a lot of gain to Members [again, damn OA].  

That would a starting point to figure out the next steps. 

Once you step into that brand new shower you created, everything else doesnt matter anymore.
