Will the hassle be too much to handle with the added risk of dilinquent tennants? 

I am a licensed associate broker in New York City, and in New York the attorneys for the seller and the buyer handles the contract negotiations.

They'll also want to know if you can handle the carrying costs like interest, electric, water, sewer, garbage, house insurance covering construction, etc, etc, while you're doing the renovation.

How would you handle this matter because I do want to help her and her husband out?

This is a pre-approved FHA short sale, and it was quite a challenge to bring it together for the net requirement, but it's closing in October! 

it pains me to handle tenant issues when im trying to run my other family business (real estate investing is my side business)...of the 5 properties, 4 are rented. 

I agree with the idea of letting them stay, adding the pet deposit and socking the money away because in the end, this can be a challenge to take care of the odor.On the other hand, if the contractor is not used to cats even one dirty litter box can cause a significant ammonia odor (cats consume a very high protein diet and thus produce a high urea content urine).

You obviously have a pretty good handle on what is happening in Connecticut  I'm interested to hear more about how and where you are completing your BRRRRs.  

So if a 30 year note had 200 payments left and you bought 60 payments, then those 60 would come to you right now and the last 140 back to the original owner.A seller will give you a contract to sign and they may have their servicer handle the closing.
