Hey Matthew one instant pro of having your license along with rentals is being able to get the most exposure through the mls when you have a vacant unit.I would say more specifically only get a license if it your goal to build a business full of product and services in real estate.I have my license and one thing I really enjoy because of my brokerage is how my business is vertically integrated with multiple income streams!

They actually overpaid this summer when they received their UI benefits so I thought they would be a bonus to someone who was looking to have some of their mortgage paid by a tenant.

MLS will get you top dollar as a seller NO QUESTIONS or any type of rationalization will change that fact.. the only thing putting big fixers on the MLS does is it gets the seller top exposure TOP dollar.. and the wholesalers Make no money because a wholesaler needs to take a fee and is selling to a fix and flipper who is looking for the best spreads..

If you were doing buy & hold real estate, you would normally capitalize those expenses and depreciate them over time, although now with bonus depreciation a lot of that can be written off in the year of purchase.

I don't typically look for full seller financing, I will often ask for 10-20% as a way to sweeten the deal if I want to pay less but ultimately still get them a bonus return.My opinion is that many folks come at sellers with bad plays.
