I looked at a super cheap short sale condo today that had bad water damage from a leak in the unit above and it smelled like cat pee and poop.

The property may be overpriced, trashed, smell really horribly, have foundation issues, be a hoarder house, etc.

I then went to the DBPR (florida's licensing body), and it was then that the company finally responded and remitted the money back to me.

Once they smell blood they are sharks in the water. 

It’s one of those small dogs, that barks NON stop, and she doesn’t take it out, she lets it one and poop on a pad IN the apartment.I do t want that smell,  or the dog causing problems when we try to show it.any additional advice anyone may have about this new information would again, be so much appreciated.I know it’s a lot, I am really sorry for that.

I smell a SCAM here , DO NOT SEND ANY MONEY .  

I'll tell you how I acquired my last 4 properties though:1) Foreclosure auction - There was a house I was familiar with and able to access that I bid on at the courthouse auction and won. 2) Somebody we had spoke with about listing their home 6 months prior called and said I need to sell ASAP. ...and the house was a disaster and smelled like cats.

You won't ever kill the smell.

The entire house smells really bad.

I ask a few pointed questions and if they pass the smell test, I give them the code and ask them to call me when they get there.
