Interstate highway expansion has allowed for many large businesses to begin looking in the area and begin growing. 2,3,4 Dollar General Distribution Facility in Janesville, Amazon moving into Beloit and ABC Supply Co renovating entire blocks of Beloit.

I've got a recently renovated paid off 1994 doublewide manufactured home on a permanent block foundation just outside of Richmond that I'd like to pull equity out of to out towards purchasing a primary home.

For example, property on a block with maybe 2-3 vacant lots, trashed homes, etc?

The cause was that the pier supports were on wood, not rock or cement blocks and termites and gotten into the floor joists, piers, and the wooden support for the piers. 

I've shown them 5 other properties on my block with larger lots with a lower valuation.

North and South of the 60 could be totally different.Hell, when I lived in LA, my apartment was in a pretty nice area but three or four blocks over there were hookers.But yeah, $188 per sqft could be a deal worth talking to the neighbors to see if they've gotten any offers for their properties. that would show interest and value of the neighborhood.Then get deal done that's subject to an appraisal.

Invest in a block of town that has a larger population7.

This is neighborhood that you should consider block by block.

If you're unsure of your desired type or location of the replacement then work with a number of professionals till you're the smartest kid on the block in each of those markets. 

I don't see this as a road block and a good strategy for an owner that has a small MF that is fully occupied.
