Definitely check out the legality of short term rentals where you are buying... that issue is my nightmare right now in FL - where the city only pursues short term rentals based on neighbor complaints.  

Here is a breakdown of the issue:Property/Land is in the Alpharetta/Johns Creek area in Georgia, an affluent suburb located in Fulton County.The city is a northeastern suburbs of Atlanta.According to Money magazine, Johns Creek is the 13th highest-earning city in the United States.

and I guess to take this a step further, if you job makes you split time between cities, can you have two FHA / VA loans? 

Though the city needs a lot of work in terms of crime and school, there aren't too many small/mid size cities with the arts, food, nightlife, access to suburbs, lakes, wine region, etc. that Rochester has while having extremely low taxes. 

We were wondering what all you experienced investors' opinions are (pros/cons of each for use on rental properties) and if you have any really good banks/credit unions you would recommend for up here in the MN Twin Cities area.
