I agree with what someone mentioned about " the property is its own best comp" Once a property is purchased for "big discount" what do you think the next forclosure or REO may sell for (or below) if the market is soft?

There are both direct and indirect means;It depends on your need to either have a list generated or don't mind filtering results to create the list.

Lease/options can force you into a foreclosure situation even though you are the landlord.That said a lease/option can still be a good idea.If you use a rent credit that reduces the rent to below market levels the lender could have issues later when the person goes to exercise their option.

That and occassional "drop in" visits; "I had some extra A/C filters and thought I'd install one for you".

Can I do this:I make many many offers on houses well below FMV and get one that is assignable.

As far as offering goes I think your percentages are a little high try going with 60% LTV and below!
