@Tim Johnson no snarkiness meant in this but are you aware how many times the MN legislature has attempted to stop Walz from extending the Emergency Powers?

I would attempt to bring in an experienced partner with some financial wherewithal. 

A suit could be brought by the tenant, but on the off chance that it would ever happen, it would more likely, that an injured tenants health insurance policy holder would be the one to attempt to recover medical costs by filing suit. 

I want to just cover it and keep it moving on this deal but I’m worried this was never reported and they attempted to cover it up.

We know can't charge them for the rest of the lease term if they vacate without attempting to re-rent the unit, but we don't want to put ourselves in a bind during covid and eviction moratoriums.

Sometimes a Seller will become concerned that you are attempting to flip the deal in escrow with those clauses, so you can also make it clear in the offer that the assignee or nominee will need to be an entity wherein you have ownership interest.
