Bonus: Is there anyway to apply for homestead exemption while the property is held by a LLC?

Long time listener, first time poster :D My husband and I assumed management of my father-in-laws rental property portfolio a few years ago and have since been working hard to educate ourselves, bring it up to date and apply BiggerPockets techniques and formulas to everything.

Just curious if the rent cap (5% + local CPI%) applies here when the lease is expired soon, where the tenants does not have a M2M option, and they choose to stay another year for renewal as usual?

The topic is in regard to RM zoned properties that are currently able to apply for a NOO (Non Owner Occupied STR Permit).

“Where is” applies to something that is mobile….vehicles, boats, equipment, etc.

In some instances, the tenant may have over paid and that can be applied as a credit going forward. 

Have you talked to them about applying for the Emergency Rental Assistance Program (ERAP)?
