@Jodie Beyer that is what i am afraid of the most is the structuring, the lender i spoke to told me to “spread out” the deposits month after month and i asked him of the structuring law which he had no clue of what i was talking about.

I'll admit that a risk with a 1031 is that you overpay for the new property because you're afraid to miss your window.A big unmentioned concern about the 121 plan is that they actually have to move into the house for two years.
