Hoarding is now considered a mental health condition, and thus a handicap and covered under the Fair Housing Act.

The only feasible way of structuring this transaction is to ask the seller to carry 25% of the purchase price minus 3k or however much you can afford to put down at 10% interest 3 year term.  

They say the process might take 60 days.I can’t afford the 1500-3k that some attorneys want. 

But then I thought since they are so low priced I might actually be able to afford flipping one or buying and renting.

I don't want to tell myself I can't afford it, I want to find a way to make this happen in a year.

Except that I need the money to hire one, which I won't have until I start making enough in real estate to afford it, so I need to figure out how to make this work with a baby first.  

If so I wouldn't focus too much on the appreciation growth, but 3% rent increase is a pretty good assumption (many salaries increase 3% each year so people can afford that increase).Lastly if the numbers don't work don't rely on increases to cash flow.

She has since passed away, but her final months were better than they otherwise would have been, and her son's financial health certainly a crap ton better than it would have been (I caught him right before he was going to start missing payments, disqualifying him from any mortgage because his FICO was already shaky as it was).

Also, is it a concern the amount of younger people moving to the area that may not be able to afford the increasing prices and eventually start moving away?
