Finally, I would recommend digitalizing the check in process so guests can let themselves in without anyone having to go there.Once all that is done and you get some momentum, give your house a name and create a simple website to get direct bookings which will be slightly less expensive than the 3rd party sites you are on.

I would go on Craigslist, Facebook group for housing rentals, real estate website like Zillow/etc to compare rent. 

Find a map (I found a free local county book in my area on a free magazine stand that had a map of the area) and drive each neighborhood to get an idea of the neighbors (mostly homeowners or renters, single family or duplex/triplex/quad) vicinity to amenities like grocer/parks/schools/etc. and if area feels like something your target market would be interested in (to buy or rent).Go to your county's or city's website and see if you can find any planning information to figure out where the development is happening.Lastly, find (or start) a local meetup to network and learn the information you didn't know you needed to know.Tax liens can vary by county.

I was trying to get them to move out by August as I didn't want to go through the eviction process and I didn't think they would have rent by the first so I thought we could all be adults and come to some reasonable agreement.

A lot of the 'adults' the baby boomers are passing their homes to can't afford another house or don't know how to invest/rent it out.
