I have a clause in the lease stating that "Whenever possible the Landlord shall make arrangements for contracted workers to coordinate with the Tenant the time and date when workers may enter the Premises in order to accomplish repairs or services." 

We do not know how we will accomplish it all but one thing for sure it will be next year and money won't EVER me the reason we do not succeed in life or this business.  

What has worked well for me is just scheduling time to get tasks done, and knowing what I want to accomplish, that way you can make the most of your time!

While talking to the owner ask him/her if they would be willing to do owner carry, or you could try a lease option both of which could be accomplished with no or little money down.

I cannot emphasize how much having a W2 paycheck and college degree has helped accomplish where we are today.
