Toledo has good areas, bad areas, affluent neighborhoods, excellent suburbs...some good scools (washington local for example are where many invest successfully), and Toledo Public which you dont want to brag about.I however would invest no where else...I would love to see you beat my purchase prices and returns. ($15k purchased/renovated to HUD Sect 8 standards, $8,400/yr rent GUARANTEED BY HUD) I own exclusively in 43612 (OK) and 43608 (low income, higher crime, black...and I will have a dozen SFH Sect 8 rentals there in the next quarter).

Washington State allows the landlord to give a tenant a 20-day Notice to Terminate (no cause required) prior to the end of the rental period.

In Orange County terms, that would be like being able to buy a $315,000 home (which I guess would be an old, 1500 Square foot SFR in Santa Ana/Anaheim) that rented for $6,750/mo.

The cap rate is 7.8% and price per square foot is $285, which also seems to be lower than much of what is on the market for renovated houses- new renovations are ~$400+ I'm projecting our ROI will be 8.8%, using the current rents.We're having an engineer inspect the house tomorrow, and our lawyer is reviewing the leases...
