This is the biggest question mark for us that could sour the deal, so far we are budgeting 50k for this issue alone.

We are ready to rent it out starting in November. 

Things break and wear out. 

Not sure what is easier overall (cleaning versus buying and swapping) but I am fairly sure that cleanable is a little better for the environment and slightly cheaper (the filters are pretty cheap so we are probably on the order of $1 to $2 a month - negligible in the scheme of things).Good luck

We closed on 9/5, renovations are almost done, and we are eager to generate revenue.

I live in Texas and we are getting nonstop rain and there seems to be no end in sight in clearing up this situation.Now this is where things will get interesting I am a private investigator so I have an application that records all my phone calls. 

We are rehabbing a property and will refinance afterwards to complete the BRRRR. 

Some are at a higher level than me or are looking for different angles, but in the end....we are all trying to find "the best deal with the best ROI". 

We are itching to buy another multifamily property as soon as possible.
