I want to see capability and type of debt structure and cap rate return they are seeking to see if it is a long shot or reasonable given market conditions.Time is money so you have to work with buyers that are ready,willing,able, and realistic.Brokers like to work with other brokers because they know most brokers have screened their buyers to perform.

Not everyone buys into the lie that getting up at 7am, putting on an off the rack suit, driving in traffic to a crappy office all day just to suck up to clients hoping to make chicken scratch, then heading home and maybe, maybe spending a few hours with the wife... alone in front of the TV is a life worth living.

While I do think that good tenant screening has a lot to do with solving this type of issue, people still can get on each others nerves for whatever reason and in the long term this could (in my mind) jeopardize the likelihood of repeat residency and could just be an overall headache that no amount of tenant screening could solve.

I feel a full month leasing fee is a bit excessive, but leasing and screening is a bit of work and should come with fees / commissions.10% is fairly normal for a small portfolio unless you are in a high priced area.
