Are you required to carry rental insurance? 

I will call a couple of other PM's just to compare but seems pretty standard across the sector.

I much prefer tenants I've placed and rehabs I've done to ensure they're up to my quality standards and you don't suddenly have 11 out of 50 roofs go bad in a year wiping out an entire year of net income.  

I have insured many investors who started this way and have grown a sizable portfolio of properties. 

Not sure specifically what they classify as cloth wiring, my realtor has done the majority of Communication to the insurance.

I have insurance and require my tenants to have renters insurance.

Then...you become a broker and are responsible for license and insurance fees.

@Robin Wilk, Zillow values are garbage, ignore.FNMA HomeStyle is a lot like FHA 203k, but with less BS, and no mandatory mortgage insurance.
