Most tenants turn over within 0-24 months of new ownership so you have to plan for those turns and HOPEFULLY you can bump the rent significantly after making repairs (fresh paint, updated fixtures/lights/appliances, wood look flooring).

My plan was going to be to take a heat gun to the old paint, replace any wood that might need replacing, and then give it some nice fresh pain.

They also left & have not been back since BUT the neighbor has been out under his shed trying to trap the elusive critters.It also worked with skunks under the wood pile beside our barn.
