It's not practical.

My personal favorite in this category is Every Landlord's Legal Guide by NOLO because it is chock full of practical advice and includes all the state-specific laws.

(truly want to hear)I can be very intense and passionate when it comes to putting all my energy and effort into things (Just bought David Greene's book, got "Rental property investing" by Brandon, became a Pro member, and already starting to practice running numbers with the BP calculator all within 3 days).My action steps (things you may all PLEASE hold me accountable for) are to:- Be known on the forums (I will ask many questions)- Run at least 100 deals in the calculator for practice by March 1st, 2020.- Purchase my first property by June 1, 2020THANK YOU!

Very good practices to protect yourself. 

They should have the credibility and practice what they preach and what they would like others to do.

Then if it gets to the appraisal part, both because they have overpriced the property, and because they dont have experience with working with appraisers, the home often doesnt appraise.I stopped dealing with FSBOs as a matter of practice, because you invest a whole bunch of time into the process, and they end up not closing.

They say don't practice on your paycheck - I have a scripts practice call every day with a peer and it is amazing how much better you get after a few months handeling objections. 

I ended up using alot of practice tests to help me pass the test.

Networking is always a great practice and you never know who you might meet there and what good information they have to share.
