Going forward, if I invest another dollar in a flip, it will be working/partnering with one of these other local guys I've meet on BP, or somebody else that has demonstrated some skills and a track record.And anyway, none of that matters now.

If you are just starting out I don't think that would be an option for you.Why not instead find an experienced MF developer in your local area and take it to them and ask if they would like to partner with you on it?
