Going forward, if I invest another dollar in a flip, it will be working/partnering with one of these other local guys I've meet on BP, or somebody else that has demonstrated some skills and a track record.And anyway, none of that matters now. 

They are not partners, I am simply using their capital to help seed my hard money loan and/or for repairs.I would like to hear what returns other investors are giving their family members on these types of deals. 

(My partner got out of two +/- $400/month under market due to the former owner committing fraud when he signed the leases, vary rare case.

You might find some success in partnering with another local who is also wholesaling. 

My income and my partners income is solid.  

If you are just starting out I don't think that would be an option for you.Why not instead find an experienced MF developer in your local area and take it to them and ask if they would like to partner with you on it?

My partner and I are now looking at managing the project ourselves as we do have the trade contacts, but our worry is the workload with our full time jobs. 

Have you tried asking other investors to partner with you?

I've entered into partnerships where I'm the managing partner and I need help to make sure I'm reporting the financials correctly.

The cost is a partner that gets half or more of your deal because you didn't have a lousy few grand.
