I reinvested proceeds from the rent collected from the first tenant, to spruce up the second bedroom (I call it the nature room) I added a full length body mirror, study desk, a few various wall decors, updated the listing pics (didn’t get to put in service the new comforter and pillows, since I’m still waiting on them to be delivered) changed two small details in my outreach marketing message, and it made all the difference in response rate from the female demographic; since the majority of travel nurses are females, I realized they would not feel safe/confident in booking from, who they presume, is a single male, so I included a profile picture of my gf and I.

I’m going to go against the grain and say you should learn how to find an off market deal.The method will depend on budget and preference, but once you realize if you buy good enough deals you don’t need down payments that’s a game changer.

Or take those profits and invest in more apartments to give more tenants quality housing.I think that human nature won’t react well to one month of rent being given back to them (especially since you said $250 or more in cash flow so a $1500/month place kills half your cash flow for the year.)

All I'm saying is you don't know what you haven't done, so you really can't say you've done it all.The most important things you learn by just doing is what not to do since that method will generate more mistakes than not.
