You wrote: "in Oregon you as the buyer must wire your own funds into escrow.. you cannot use the C buyers funds to close A and B makes the delta".Isn't the job of a Transactional Lender "B" to make sure that the person/entity on the Contract actually closes with that Lender's money (ie. the Seller "A" gets their money regardless of a Wholesaler's inability to close themselves), so that Buyer "C" pays out the Transactional Lender "B" and has nothing to do with the original Seller?

Recently, I was approved for a home loan in which it's my plan to purchase a property around March or sooner.

I moved to from NYC to Southern California in March 2016 with the goal of going all-in into real estate investing.

The reality though is no matter who they are there is only so much band width to fund deals.. if this guy get 500 students paying him 300 a month ... there is no way he could fund say half of them finding 2 deals a year.. or at least I seriously doubt it.. that would be a huge operation. its all about the 300 a month and not doing anything for most of them.. but enough not to get shut down.. and only creaming the absolute best deals that most newbies with no money or experience simply can't find anyway.
