@Cathy Song I wouldn't say you're naïve for saying it sounds simple, maybe just have rose colored glasses as to the effort to actually accomplish what you want.

It's easy to obtain, costs very little, and doesn't require additional, on-going effort to maintain.

to make sure they have skin in the game...And what extra equity goes from you to them just to make sure they are compensated for their extra efforts of physically checking things and bringing value to the project? 

We love working with newer investors that are willing to put in the grind and effort to get going. 

B) I've done a ton of work on the house over the years and feel if I sell, that I'd be getting nothing for my efforts.

It may take more effort than purchasing in the Midwest and South, but they are out there.

I think all of us who have been on here for so long genuinely want investors to do well regardless of how they invest or who it is with!

However, I definitely found myself wishing I had one when I came time to sell one of our properties (though our realtor was a rock star and worth every penny she earned; it would certainly take a good chunk of time and effort to get on her level)
