I guess if you want to try to garden on them and haul in water, that might be an option.

It's unlikely they would stop smoking in the unit, so get them out, clean it up, and start fresh.

Hey Javaras,Here in the Utah market, the market has seriously slowed but it feels like a breath of fresh air to me.  

Similar square footage, on the same block and looks to have been a fresh flip even if it is a year and a half old.

.- In addition to performing the repairs on the property, you will be changing the locks, keeping a key for yourself, and giving fresh keys to the tenant.- If it turns out that any modifications were made to the locks by the tenant without your permission, they will be charged for the costs of changing out the locks. - The tenant, per the terms of your lease, is not permitted to make further changes to the locks or entryway without express permission from you, the landlord.  

So I was asking as a general question, considering I’m just fresh in the field.

Also found a move-in ready 3/2.5 (1400 sq ft) in desirable townhome community.Townhome is 10k more but I will have to install stove, fridge, and kitchen sink/counter into medical SFH.Question is whether it’s better to have a property with land ( 1300sq ft home, .11 lot with garden) in an OK area with potential to rent out for commercial use or a townhome (~250/Mo HOA) if all things being equal.Thanks in advance!
