I don't see the bank foreclosing and trying to list REO.It would almost make more sense to demolish the house and take insurance proceeds.I could see a foundation company owner taking this on and making money with it.I know one that buyer a few a year and they are usually ones the banks can't sell as the other investors can't take them on.The foundation company can do the work for cost and make money on the flip itself.

Tes, I suggest you go to the library and see what you can pick up there for free.Then I suggest you get a good foundation for your realestate business by reading college level text books, yes they are dry, but filled with needed information that you won't find in any guru book or program.Read the forums and ask questions before you dive into some program.

Perhaps you're doing the work because you'll enjoy it, in which case that's a perfectly good reason...but if you're just trying to save money, you'll probably find that the hourly income you save/earn by doing the work yourself isn't worth the time and effort you'll be spending.Now, to answer your question, here's a general order to doing things when rehabbing:- Demo- Framing/Major Carpentry- Rough Plumbing/Electrical/HVAC- Insulation- Sheetrock/Subfloor Repair- Doors/Windows- Paint- Cabinets- Tubs/Showers- Final Plumbing/Electrical/HVAC- Flooring/Baseboard/Trim- Appliances- Punch ListOf course, there may be less common repairs that I didn't mention (like foundation repairs) that you need to squeeze in as well.

The buildings are constructed on a crawl space with a concrete foundation and walls, and wood/stud/wood siding exterior walls and wood joists with plywood flooring.
