I had friends in college that lived in college apt complex where the bedrooms all had there own locks. 

I had a few short stints in part time jobs in college, but nothing consistent.

I say in general because if the apartment is located near colleges for instance or in attractive downtown areas where millennials want to be, a higher mix of one bedroom and studios can work and may be the play for that submarket.

You have no college debt, so there is no reason you can't bank major cash.

With so much demand, consider locking the students in for thier entire college tenure (3-4yrs).

It's a fun college town....nothing is wrong with it.
