I've always gone the turnkey route myself, so I can help with that (or any of the TK folks on here), or that David Greene book is apparently the go-to for the DIY route.

Tackled the DIY projects I was comfortable with and hired out the rest to a GC.

An additional strategy for my current house hack is to replace my old garage with a DIY container home or Additional Dwelling Unit (ADU).

As a backline tech I set up guitars, amps, keyboards, and drum kits for bands and babysit for the event.

Also, make sure you really want to be an out of state landlord. especially if you plan to DIY. 

Hi everyone,In the second half of the year I plan on finishing up my DIY rehab on my duplex that I closed on back in December.

Refinishing the cabinets with a little DIY sweat was definitely the way to go ... champagne looks on a budweiser budget :) Also totally agree with your philosophy to DIY the small jobs now so you can better manage contractors on the bigger jobs tomorrow ... this is the only way to develop those "Spidey senses" in foreseeing contractor issues around estimates, quality of work, etc.I agree that a backsplash would be icing on the cake.

I am planning on going to a meeting at Kit Crowne's place I think it is October 11th.

He publishes a  "kit" that will tell you everything you need to know about raising private money and how to go about it. 

Namely, the they would not call a pro but could go DIY on you and that could be very expensive in the long run.....I get nervous if I see a tenant (or worse their friend/relative) who claim far more expertise than they hold ready to "fix sumthin" ...
