It sounds better I guess to say "if I had to" I could drive down to Fresno to fix my property, but that's an emotional response.

Your emotions are getting in the way of what is probably an otherwise sound financial move. 

Maybe he gets emotional in this property. 

It can’t hurt to ask- and I know that as a landlord you can’t get emotionally involved- but it would be a kindness just as a fellow human being to see if you can get help for him. 

What I see it usually is that these are only tenable emotionally for those with leverage issues or those who recognize the value of their time in other endeavors. 

Getting started in real estate is an emotional roller coaster ride that folks don't really talk about.  

Now I regret being too emotional and naïve.
