There is so much information here at BP that is beyond valuable.

Since the debt is so cheap you having low interest rates that are locked in will keep your rates low as well as allowing you to still cash flow through the recession.

I honestly pay very little attention to credit scores because there is so much that can affect them.

The fact that he is so anxious to live in even with a HUGE security deposit would make me really uneasy.

@Theresa Harris Yes, but what I am saying is their commission, and thus incentive, is so low, especially on cheap properties, that sometimes if they think you are a tire kicker or an otherwise a non-serious buyer who is unknown to them they will often not deal with you directly.  

The market is so competitive for multi family right now they can just ask for crazy money and they get it.

There is so much investment opportunity here.

Due to the property price in LA, it is so hard to find a good deal.
