The one I was looking at, the hospital nearby was looking at it for a standalone mental health facility so maybe talk to facility managers at local hospitals and see if they have space needs for anything.Other good ideas I turned up were immediate care, dentists, veterinarians and alternative medicine practices.

I like Board of Health violations too, but that's a separate database in Indianapolis.I think vacant homes may be easier targets than tenanted homes, but I have seen motivation from both types.I think you will also get better results from violations in the last 90 days as opposed to older violations.

Coffee shops don't have Fair Housing regulations to follow, but they have health and saftey regulation, and customer service is always important in any business, coffee shops have repeat customers and depend on them to sustain their livelihood.
