I have an addendum on the contracts that says my tenants are responsible for maintenance of certain things (replacing HVAC Filters every 2-3mos, Refrigerator water Filters, Light bulbs... especially Garbage disposals)... of course, I will supply the materials every year (bulbs, filter etc.)  

Probably won’t find a better hml rate though....most HML’s don’t have an endless supply of money like banks do, the smaller ones run out of funds occasionally.

They get damaged/dented stuff all the time and sell construction supplies as well. 

Greetings, i recently purchased a home that currently has an HVAC system in the attic with supply/return vents though out the home.

It's something to consider alongside the market's growth rate and the amount of new supply in development.

You have no way to prevent this.If you say the structures are not less desirable than the surrounding area structures then supply/demand will quickly drive prices way up.

The rest of the market has higher demand than product supply currently.

If the current trend continues supply of housing will outstrip demand resulting in lower prices and lower rents.

A lot of supply places offers designer discounts . 

In fact my wife reminded me yesterday that one of our 'investors' has never had his work/tools/supply van broken into because he has a 100 lb python in it.
