Since loans are considered securities, most states require a security exemption, which can be prohibitively expensive.At least one state, California, automatically grants licensed CA real estate brokers an exemption without requiring them to go through the expensive registration process.  

Also, if anyone has gone through a similar process before, what is the cleanest way to break from a management company that are currently managing several units of mine?

Hey Kyle, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

Though, this process will be the same for the other state (if you created a CA LLC you may need to register it as a foreign LLC in the state in which you are doing business/holding property).

I am always open to advise from anyone more successful then me and would love to find a strong partner that wants to join me on this journey.
