As I'm still in my early years in this business, I plan to keep it streamlined, as I don't want or need to share the management, or the profits (or losses!)

However, I've learned to love what comes no matter what because I love working in real estate.Shifts are common and when approached with the right problem solving attitude, shifts are always good.  

I think every deal still has it's challenges and there is always going to be new learning happening especially as this market shifts! 

The market has shifted but with the 2%+ rate increase, I think you're still in a strong position.

I still think there are some areas in Charleston that are still very desirable even with the market shifting.

The rivers, hills, major roadways and busways will normally mark a sub market shift regardless of zip code. 

I agree part of the challenge may be that I was thinking of this as a flip and then shifted to trying to figure it out as a rental.

Hey Biggerpockets Fam, With an ongoing shift in the market and changes happening in the triangle, have any of your strategies changed when investing in real estate?

My partners and myself have shifted to trying to find off-market multifamily deals.

The crack can be seen from the inside as well and the concrete "beam" at the ceiling has shifted about .5".
