I suggest you stick to what is most common for the area, whatever that may be, when a property is not common it's harder to appraise, harder to finance, may be harder to insure, harder to rent and sell.

I put cheap mini blinds up on the windows, flower pot(s) on the stoop/porch, if elect on leave lights & radio on a timer, you can leave a car in the driveway, put up a mailbox or newspaper sleeve and stick a paper in there.

If you want to sell the 20K property, you're going to be looking for another investor that sees it as a deal and is willing to sink their cash into it, not an emotional buyer that will spend 100K because the house has nice flooring.Of course this is a personal decision, but I've personally chosen to stick with leverage and properties that are in a higher rent/price bracket.

I'm with Joe on this one.You are talking about 1 month rent OR a long drawn out litigation process.Part of me will want to stick it to them, as i get sinus infections on the regular and they could be caused by the direction the wind is blowing that day.But keep in mind, they most likely have very little to lose, you most likely have a lot more to lose.
