I agree with @Marc Winter, cash for keys is often a reasonable solution for both parties.

Hopefully you have done one, or both, of the solutions by now.

They advertise they deter mice but I've not seen that as being an effective solution for mice.  

The main thing is that there are solutions everywhere and with a bit of hustle, it's always possible. 

Not a long term solution but might be ok for a short period of time or until they shape up or you get rid of them.Any electronic payment will allow a partial payment.

I work with my clients to find much lower cost solutions, such as helping them partner with other investors to hire a full time manager together, or working with other real estate agents that also do their own management.
