Historically, fall is a slower season, but with inventory at such low levels there is no slow season right now.

@Ryan Kinsella, the only way your friend can avoid capital gains on this sale is if he qualifies for one of a very few exceptions to the residency requirement such as a job transfer or medically related reason.  

We live in Florida (she lives out of state) and home sale she in Florida are slower in the summer months, so perhaps we can ask her to extend off the market till the end of summer?

The 500k price point and up is slower than the rest, so I try to stay below that price point, unless I'm working with a buyer.
