Because if you are accredited, neither of those platforms compares favorably to numerous other options where the sponsors have far more experience, put substantially more of their money at risk into the deal with true skin in the game, have substantially lower fees, etc.

I understand I need to have skin in the game, but very hard to scale when you have cash sitting in long term holds. 

@Jordan GrahamCurious we had several people reach out to us about lending to them and they all have noted the “norm” in SD is they get a first from a national lender and are looking for a second to fund the remainder of purchase price and rehab - so 100% financing included rehab so they have no skin in game…I politely said umm no thank you - but was curious is that the private lending environment in SD?

And also, I think it’s wrong to be telling people of color that they’re not gonna be successful without going to college due to the color of their skin. 

In my opinion it’s important to have skin in the game with a cash down payment, but that’s one area too that could be negotiable.

The buyer has $60,000 skin in the game, which he stands to lose if he defaults. 

If that's IRR it should be better than that.
