I know that the flippers in this case have no skin in the game but from what I've seen so far they seem to have delivered quite a lot of successful deals.

@Bob Bowlingcap rates help me on the surface see what type of relative value there is one pocket to another before jumping in a specific region and....the cap rate is a standard forumla noi/price...if i remember correctly youve asked me about this in a previous post as well and asked me to take it a step further and PROVE to you haha here is the link im refhttps://www.biggerpockets.com/forums/616/topics/30...its just like me saying "where can i find the good pocket or value in general"  every deal is unique and has its own set of numbers, I am just looking for things to compare one to another.

That way they have skin in the game and will me more mindful of the cost of using gas, water, and electricity.

For the most part, your repairs should be limited to the surface of the walls, floors, ceilings and windows in.

I have a deal in contract at 50% current value (MLS comps using two agents) and i'm willing to put 50% skin in the game.

Sometimes a property looks great on the surface, but when you actually crunch the numbers it doesn't make sense.If the numbers look good, there's probably some other reason why nobody wants it. 

It sounds like I just need to have my own skin in the game with cash.

There are signs posted in the house on same wall of all three floors saying "this area has been treated for surface discoloration, it has not undergone sub-surface inspection" it is even posted on a concrete wall in the basement.
