I do have an LLC - knock on wood, I have never had to utilize my limited liability - but a lot of people say it's an unnecessary waste of time and money. 

The eight properties I own here wouldn't buy me anything in your neck of the woods.

I firmly believe the only reason I was able to secure tenants in there in the first place was that they were a retired couple who rented sight-unseen from Michigan.

My backyard is flat except in the farther side of it their is a hill that almost other subdivision across it can see it. in that hill since some of it is my property i throw my wood stuff in there with some motor thingy and other stuff , its definitely not a trash. and this guy comes in tells my son that if we don't clean that area he would call the (DOD) something something organization and police on me. i wish i was home to talk to him that that little area is my property and i can throw anything i want to as long as it does not bothers my neighbors. i need help  understand this better......... am i right ?

Jen Simbolw you may want to consider starting with REO properties which you can inspect vs. auction where it is sight unseen and may have title issues.At an auction you also have to be very careful to ensure the senior most lien holder is initiating the foreclosure.

Those months are already poor for getting vacancies filled due to school being in session.However, if you're renting 2 bed or studios, and there's not a child in sight, then it's usually just the weather causing a slow down in tenant placement.  

Install a small (approximately 1x4ft long) piece of laminate countertop plus wood trim for edge in the bathroom.Install trim for four windows.
