First, South Lake Tahoe was all over the news in Northern California for its campaign to shut down short term rentals and now, I just read San Diego just voted to limit short-term rentals to primary residences only!

But you'll be doing it on your own terms and you'll be doing it at something that doesn't feel like work.You might have to shut down your investing for two years until your self employment income (from being a realtor) can be used towards your financing qualifications but may be thats a good thing.As a realtor going through towns and homes 24/7, you are going to learn 100 times more about your markets and products than just being a part time investor.

Additionally, water/sewer charges continue to accrue even if the service has been shut off (you pay for the privilege of being connected to the public utilities).

So, bank runs shouldn’t happen again and although people will try to do certain things with stocks (like market manipulation), we have regulations to use to shut it down.Likewise 2008’s housing crash shouldn’t happen the same way again any time soon, banks seem to have gotten stricter with their requirements.This is what makes it so hard to make predictions - any future crash/correction will happen differently.

Prediction: if the REI community doesn't start policing the activities of these types of Wholesalers, then some Regulator will eventually step in, draconian laws/regulations will be passed and these modern day aluminum siding salesman will be shut down, but so will a lot of honest folks trying to make a living and add value the right way.
