Just offered $20,000 on a 4 bed, 2 story in Toledo.Sold for $126,000 in 2004 and 2 most recent comps (2012) in the area sold to owner occupiers in the $90,000 range.Will send pics if I get offer accepted lol.

I have promised to take a look at this for scanning my receipts.In the meantime I use an offline software that set me back by about $750 and which took me a while to learn.

I have a script now that scans local county tax records and then grabs all the listings that meet my criteria.

You find out what % might work in your area and what won't -  then have an easier time quickly scanning through properties.
