You should use YOUR independent contractor agreement, not yours, and you shold hold off the last 25% or so until YOU are satisfied with all the work.

A true POF letter is the same as a loan committment letter and not normally possible with having first been approved.I offer a pre-approval that *normally* satisfies most seller's need for a solid buyer but if they want a true "cash buyer" even a POF from a lender may not suffice.If you do a couple deals with the same lender they may offer a POF on future deals.
