After you lock up a property/contract, is it typical to show the home to potential buyers/investors or are they expected to take your word on the price and condition? 

However if you do not have the funds to close on the deal yourself or have transactional funding available, then you have to do what you have to do and assign the contract to an end buyer. 

But, if I want to sell the property in 5 years and can't find a buyer, I may have to sell for $20K less than I bought it for.

The buyer is responsible for any title insurance.Are these reasonable requests and can they be met for a property of this size?

It is typically then sold in the traditional market to a Buyer who plans on living in the property.

A lender has no contract with a sub2 buyer.

It presents itself well like buyer offered over-asking, the interest rate is great and financing for a term of 6 years with a balloon at the end of the term.
