To me this is a warning to keep all tenant relationships as professional as possible.

They just want to make sure you have a clear vision for what you plan on doing and how much you're going to net them in their wallets.the rest is being professional and having clear lines of communication.

For the commercial side they have a different individual who handles those loans and while I haven't closed on larger deals with them I imagine based off of my experience that they will be just as professional in the larger deals. 

This will give you an opportunity to discuss rehab with them, get a feel for their style, and evaluate their professionalism. 

We at biggerpockets don’t believe in “tricking” people.. it’s what gives investors/landlords and other professionals in the RE a bad name.

Charge for extra people over 5 or so.Get professional photos of the house, rooms, etc.  

Once a property is under contract it is professionally inspected.

These are professionals with additional training and a stricter code of ethics.
