Not everyone is cut out for sales.. there are skills in sales that folks just dont understand..

I'm getting good at sniffing them out thanks to these common red flags: they often have a foreign accent, they can't meet in person, they are looking for a quick cash sale so they're okay with me listing it below comps, don't want a "For Sale" sign placed at the property, etc. 

I'm sure they price the product is based on the potential returns if an investor works the program diligently.

If you do some value add, you'll gain on sale plus have the benefit of having lived there for free for a little as the tenants paid your mortgage, and, there is no carrying cost while you do repairs or improvements - it's your primary home, so you're not losing anything by carrying that mortgage.

What kind of loan products should I be looking at?

Selling you a product is easy but relating to you based on their personal expierence is not.

Phase One of the development is about to be approved any day now, and sales contracts have already been signed for a number of these lots.

If not, you could take title as an individual and later transfer to an LLC (you might trigger some due on sale and/or transfer tax, so get legal representation on that).If LLC is not possible, I've used Revocable Living Trusts many times.
