Obviously players at your scale are in a different boat than many on BP, but when I see people posting about how they want to pull money out of their IRAs and 401(k)s to invest it in their real estate plans, I do worry for them.My real estate goals are modest, and easily achievable using the approach I am using, while managing for risk.  

This market is kind of an anomaly though: lots of cash buyers, always strong demand, limited supply, and players with deep pockets that aren’t as affected by interest rates.

I would assert that when investing in rental property the traits to prioritize are STABLE, predictable, high quality, new construction, hands off, turn key and above a 6 cap rate.

Prioritize due diligence, especially property condition and rental history.

Don't think any of these prefab players can match this price in the bay area in 2021. 

Then, you can prioritize performance, battery life, design, features, brand, etc. based on your needs.
