Any special caveats to include/exclude in the insurance coverage as its a rental property?

I'm house hacking living in the DADU and renting the 4 bedrooms out by the room.   

Had the help of David Armenta of Armenta Realty, who walked us through the process and taught us the importance of our first home purchase.

Maintenance and repairs typically range from 5-7% of rental income, compared to the standard 10%, as new builds have fewer immediate issues.

I'm really interested in learning about wholesaling land as I hear it’s the best way to get your foot in the door when starting out in the real estate world.

You can get cheaper properties closer to the center of Atlanta, but they'll require a more extensive rehab. 

Though, this process will be the same for the other state (if you created a CA LLC you may need to register it as a foreign LLC in the state in which you are doing business/holding property).

The goal would be to find a duplex in your area, live in one side and rent out the other.

The big problem here is if the quality of work is no good.

And thankfully, by the time I needed to execute on those options and actually complete the purchase of the leased properties, I had developed some private lender relationships that allowed me to complete those 3 transactions and several more thereafter.
