Since my Dad has passed, could I reinstate myself as the principal managing member and add another partner (to keep it officially a partnership rather than a sole proprietor)?

Begin investing in single family homes 2 years ago and looking to gain momentum thru advice, partnerships, etc.

A true business partnership, if spelled out correctly, can be a good way to acquire investment properties but FHA isn't likely to get on board with that.Creativity is a good thing but this might be a little too risky, especially if your wife is a RE Agent.

And offered a partnership of some sort with her if she would carry the mortgage... and  tax break if she lives in one..  

It would not surprise me if that broker had a partnership arrangement with a luxury home builder, maybe more than one. 

I want to build friendships and partnerships and build a successful business.

Creative financing is lease options, seller financing- they're the bank, partnerships, Joint Ventures.

If he is not making 10's of thousands of dollars any given week, he would never be satisfied.I have discussed the possibilities of a partnership with him and what he would get out of the partnership.
