Build relationships.

Building a good relationship with lenders is very important.

Mortgage from relationship bank underwritten as a land loan. 35% down, 10 year amortization, 3 year term.

I’m  looking to get into multi unit properties and would love to build some relationships.

At that point everyone questions the relationship between the Named Insureds and it can be a project to get that check cashed and deposited into an account.

We've cultivated great relationships with our vendor base. 

Which is a long way of me saying that if you are the legal owner, you're on deed and mortgage, and you receive money from your tenant, I don't know why this is any different than a "standard" landlord-tenant relationship. 

I'd recommend building relationships with great lenders/agents in that area for your first deal.

I would either skip trace the auditor's list and call the owners to develop relationships with them and a deal will come down the pipeline eventually.
