Solution: I am getting my license and will hang it with her and that way I can do the little deals myself.

It looks like low hanging fruit as there are many baby boomers who are unloading their nests in favor of downsizing, but they probably don't have motivation to do so with any method other than retail.

Put an ad on Craigslist for someone to hang.  

Other funding options are local hard money lenders, couple hang around the local reia meetings, but expect 18-25% annual interest rates when you include all fees.
